The Oasis at Warwick

Wanted: A few disc golfers interested in re-locating to Warwick, NY for the purpose of becoming co-owners and investment partners in an “oasis” where individuals and families from throughout the community could gather for communal agricultural endeavors where they figuratively and literally “reap the fruits of their labor”; participate in inexpensive, convenient, environmentally-correct passive recreational activity; help create a unique residential homestead; and where they can enjoy healthy food and reside in a casual, fun, unique minimalist self-sustaining communal situation adjacent to the world-class Warwick Disc Golf Course.

The location of this particular property, the “lay of the land”, and the various structures and uses already in existence on the property make this particular property ideal for the creation of this “oasis”.

A key component of this oasis would be the creation of a 3rd fantastic Disc Golf course on this Warwick (NY) property.

Individuals with serious curiousity about the amazing potential associated with this venture; the ability to invest a minimum of 100k; and/or a personal skillset that might include agricultural, food operations, or basic mechanical and construction aptitude and experience should contact me directly to discuss my ideas further.

Dan Doyle, I'm your man. I can do, and have done what it is you need to accomplish. I have a degree in plant science/agriculture from a fantastic college in California.
I do not have 100k, but I understand the fine lines that are able to distinguish what it is you are trying to do, from what everybody else is doing.

Update time.....

Joe Gara, Becca Tucker, and I (and possibly a few others) are continuing to move forward with this project.

Our formal offer to the current owner of this amazing property was accepted two weeks ago. We are in the process of home inspections, contracts, and mortgage research. Although we have a lot to do before this property is ours, we anticipate that without any major hurdles we might be able to announce it is ours within 60 to 90 days.

The driveway of this 47-acre farm with woods, fields, ponds, barns, etc begins 50 feet from the 3rd tee of the Warwick course.

Think Disc Sport country club. With the Warwick and Wolfe Woods courses literally across the street, and multiple athletic fields next to the property, we'll have the opportunity to conduct not only disc golf events but also ultimate tournaments and all-around events where other disc-iplines can be dabbled in (MTA, DDC, Discathon, etc).

We obsess about the opportunities even when we sleep. The possibilities are endless. We'll let this "organism" evolve over time. we do know that Phase 1 will begin on Day 1 and will feature a 3rd warwick disc golf course, a pro shop, some type of garden that will surely grow over time into a community garden, some basic food and drink offerings, and possibly camping. Bill newman wants to fondle the underbellies of goats in an attempt to coerce them to emit the necessary ingredients to produce goat cheese. we eventually hope to have local disc golfing brewmeisters share their ambers with the local populace. we're only limited by the creative energy of all those excited to participate in what can truly be an amazing Oasis. if you have a particular calling in life or a passion or a skillset and just need the forum for your idea this might be the place to transform a dream from fantasy to reality.

The Oasis at Warwick is gathering momentum.

The Oasis at Warwick is closer and closer to becoming a reality.

altho we havent worked out many of the details yet, it is possible that we will be seeking a tenant for one of the rental houses on the property. we have a few options and i need to work out these details with Joe Gara and Becca Tucker first.

however, if you are interested in checking out the one rental house that might be available as of November 1st please either PM me or respond on this forum. If you're a mobile individual interested in residing on a property 51 feet from the 3rd tee of the Warwick course, on a property that by next year at this time should have a pro shop, a basic food operation, and a 3rd amazing Warwick course, then this could be a very cool situation for one lucky disc golfer.

we will be huge proponents of using a barter system as much as possible as we move forward so if you have special skills appropriate for what we have in mind on this property we'd be willing to consider trading a rental discount for value in kind that you bring to the table. E.G. for every hour you work in the pro shop or man the grille you get a break on your monthly rent.

This all sounds very interesting to me. I just had a second job interview today that will likely have me working in the area of Orange County that includes Warwick, Chester Florida etc. I currently live in Westchester very close to FDR. But I have been wanting to get out of Westchester and the area near the course at Warwick is just my style - farmtype land and more wide open than where I currently live. So Dan, I will get in touch and would like to talk to you about this living arrangement opportunity. I just wanted to throw out my potential interest here. You and I have met and I know Joe and Becca. And I like the idea of possibly trading some work for rent.

if we end up having an available rental our location would obviously be a major good fit for you. you'd be in warwick; 3 minutes from florida; and 10 minutes from chester....

The Oasis at Warwick was born on Friday, November 4th at 9:50 AM. It was conceived 15 years ago. It will never be "completed", as I see this venture evolving over the rest of my life.

this venture is the brainchild of myself and my friends Joe Gara and Becca Tucker. besides being disc golfers, Joe and Becca are Ultimate addicts. Becca just competed in the US Ultimate club championships in Florida. Becca is the founder and editor of "Dirt Magazine", a local magazine dedicated to "Healthy Living from the Ground Up". In its simplest form it will become a place to Grow (food), Eat and drink, Play, and stay overnite.

Grow. Eat. Play. Crash.

Grow - a community garden, along with some animals like chickens and goats so we can become as self-sustaining as much as possible.

Eat - a commercial food operation using our homegrown food, quite possibly with a wood-fired pizza oven. a liquor license so guests can re-hydrate responsibly. perhaps some microbrewing on site.

Play - a world-class disc golf course that will also have a beginner-friendly component.
a disc golf pro shop.
a disc sport clubhouse.
lots of Ultimate, with town athletic fields literally next door.
DDC courts
leagues and monthlies in disc golf and Ultimate and other disc-iplines.
an activity trail for running, x-country skiing, and mountain biking.
horseshoes, volleyball, bocce, etc

Crash - camping, glamping (glamorous camping), teepees, treehouses
shower facilities.

how fast this all evolves is unclear at this time. but we are planning on hosting an Ice Bowl sometime this winter.

i am also unclear as to every aspect of the town zoning altho preliminary discussions with town officials leads me to believe
that our ideas will be deemed desirable from their point of view. but bureaucratice obstacles could
derail or delay some aspects of the evolution.

i will be living on site.

it will become a mecca for disc golfers and a disc sport destination, especially given that the 3rd tee of the course that Ken Climo recently declared "his favorite course" is 51 feet from the driveway of The Oasis at Warwick. being an hour from Manhattan has some appeal as well.

i will post as we reach certain milestones, as this 47-acre oasis can become a place many of us may have dreamed about in some shape or form over our years involved with disc sports.

and certainly we will absolutely have to have a grand opening sometime in 2012.

WOOHOO!!!!!

sleeves are planted for Hole 1, 2, 3, 5, and 18. holes for sleeves are dug on 4 and 17. big thanks to Danny Rosana for his help saturday and sunday. Danny now has the lead in Oasis Karma points.

those 7 holes will pretty much be playable as soon as we assemble baskets and slide them into the sleeves. we could do some grooming (mowing and weedwacking) and some pruning to totally make them gorgeous but there is actually very little of that to do to make those 7 holes looking very sweet.

joe and i are thinking that by the end of next weekend those 7 holes plus hole #6 should be playable, especially if we get
whatever assistance anyone can lend friday thru sunday. if you can make it any of those 3 days and you have wacking, manicuring, and tree-pruning eqpt bring it with you. i have a lot of eqpt but more cant hurt.

Hole #1 is playable. the tee is just inside the fence on the left side of the driveway as you enter the property from Union Corners Road, just 51 feet from Tee #3 on the Warwick Animal course. it is a big dogleg Par 4 of approx 550 feet that follows the contour of the driveway fence, with the basket being framed by 2 large trees in front of the giant red barn. O/B runs the entire 550 feet on the left side of the fairway as well as the entire right side as marked by the fence. The fairway is only about 50 feet wide the entire 550 feet.

the first 6 holes will play to Pars of 4, 5, 3, 4, 3, 4. Birdies will be well-earned.

Tenant needed

we are still seeking a tenant for a rental house on the property. we are currently renovating the house and it will be available for rent as of december 1st. rent will be $1000 per month plus utilities. we're putting in new floors and the entire interior will be freshly painted. it has two bedrooms, living room, and kitchen.

and best of all it is 100 feet from Hole #1's basket. and in the center of all that will go on in the months and years ahead.

joe and becca and i are quite thrilled to let folks know we now have 9 very playable holes with baskets on our new property. we still need to create permanent teepads but for now natural turf will suffice.

holes 1 thru 4 and 14 thru 18 are finished, even in some cases immaculately manicured. those 9 holes make for a perfect 9-hole loop of almost all open to semi-open holes with lots of O/B and bunCR's and target zones that wind amongst cedar forests and "Guitar Pond" and marshy wetlands. those 9 holes play to a legitimately challenging Pro Par of 32.

until our boardwalk system for errant shots is installed bring waterproof footwear as marshy areas are a bit icky as we come off the wettest year on record.

ultimately our course will play to a Pro Par of 70 and the hole pars are designed to challenge 1000-rated players. we will also offer advanced and in some cases am tees so that there will be layouts less intimidating and more appropriate tests for players of all abilities.

for anyone traveling to or thru the warwick area we now offer 45 holes of amazing disc golf at the main Warwick course, wolfe woods, and the 9 holes at The Oasis. feel free to wander literally across the street and check out the 9 holes on our property whenever you are playing the other 2 warwick courses. if joe or becca or i am around we'd be happy to give you a quick tour. otherwise stumble around the course on your own.....

yeah the bunCR moniker is a bit goofy.

but given it is meant to define an area where Casual Relief (the CR in bunCR) happens vs. O/B
where penalty strokes are assessed it does have a bit of sense to it.

i will be incorporating bunCR's on a number of holes at The Oasis, especially where a hole's design brings
wetlands and marshy areas into play that might otherwise be inbounds areas of a fairway. it didnt seem right to penalize a player with penalty strokes when the only bad result of their throw was that they threw into a wet area.

using bunCR's also allows me to incorporate various drop zones / tees that are progressively less difficult, thereby
rewarding the higher-skilled players who will nail their shots from the most difficult tee more often than the lesser-skilled player without unduly penalizing the lesser-skilled player. it's a bit difficult to explain what i'm doing on a few holes in this regard but once you play these holes i think it makes a lot of sense. i know that holes 2 and 17 will absolutely be utilizing bunCR's.

No need to capitalize the CR in buncr...

A hole can have bunkers AND buncrs so the name makes sense to differentiate the areas. A disc golf bunker is like a sand trap in ball golf where it's tougher to throw from that area. There's no relief when you land in a disc golf bunker but you do get relief when landing in a DG buncr.

i've finalized the design of the remaining 5 holes so we can hopefully have a complete and fun 18-hole layout done
in the month of April. 3 tees on 10 of the 18 holes. Pro Par 62. Adv Par 59. Rec Par 54.

The remaining work consists mainly of mowing, light tree work, a very little bit of heavier chainsaw work to
clear small parts of two wooded fairways, some brush-hogging (hopefully using the club's metal blade), basket assembly, and sleeve planting.

none of the 18 holes will be entirely in the woods. ultimately i have in mind to have 5 or 6 holes partially or completely in the woods but those can be developed over time as they require more time. for now 2 of the 5 remaining holes just flirt with the woods.

we can utilize any humanpower anyone has available during April. even if you just have a couple of hours let me know a day in advance and i can come up with a to-do list and i can make appropriate tools available.

i think everyone will be very happy with the initial 18. and i think players will come to enjoy the strategic nuances that are associated with the 3-tee O/B rules we will have in place.

Just working my way back into the flow. Looks amazing Dan. Never had a doubt that you could pull it all together as you have. Can't wait to get there but I'll have to: Knee surgery scheduled in 2 weeks and a summer-long recovery process awaits me. WIsh I was closer and healthier. Best of luck.

we have 18! we have 18!

mike padham and i, with valuable assistance from steve wanderling, spent a solid day with our new brushcutting toy. it performed as advertised and totally changed the appearance of a majority of the course. we were able to mow about 1/2 of the rear meadow and it looks like a lawn.

not only do we have 18 holes, but they are ALL very playable and exceptionally manicured.

over the winter we will continue to upgrade the current 18 holes and some will change or disappear entirely as we complete more challenging holes in the woods. in some cases two holes will be combined to make a par 4 or par 5. in some cases tees will be moved back or baskets relocated.

but from here on forward any 18-hole layout in place at any given time should be fun and reasonably challenging and well-manicured.

feel free to stop by and help with upgrades or play whatever 18 is in play...

Day After Thanksgiving

at 2:00 PM this friday, november 23rd (the day after thanksgiving - a holiday most for working folks) i am encouraging disc golfers to gather at The Oasis for a fun casual 18-hole round to celebrate whatever it is we want to celebrate.

we have 18 fun and manicured holes to enjoy. the current 18-hole layout features 4 Par 4 holes (4, 14, 15, and 17) and 1 Par 5 hole (18). many of the holes will be part of the 18-hole championship course that will eventually be on site. some of the current holes will eventually disappear or be combined as part of other holes. but the current layout is very worthy and very fun.

the brush-cutter we bought a few weeks ago has totally transformed the landscape, figuratively and literally. i know many of you that hesitated to play until the tall grasses were mowed will be amazed that where we once had tall grasses we now have manicured lawns.

and the finishing stretch of holes 14 thru 18 is RIDICULOUS !! 3 par 4's, a par 3, and a par 5. and these pars are REAL. as in very diffficult to birdie. all 5 of 'em. hole 17, altho not completely finished, will blow you away with its boardwalk and platform tee set in the midst of the swamp.

so come one come all on friday at 2:00 PM.....or come spend the entire day if you want to.....
